A Timber and Damp Survey is a specialized inspection which seek to address issues and potential issues related to dampness affecting the structural elements of a property such as rising damp, lateral penetration of damp, defective roof and flashings, guttering details that may be leading to moister ingress. As well as masonry timber floors and roof structures will be assessed and tested for elevated damp readings, wet and dry rot and insect infestation where access is available. We will highlight remedial works including budget cost were possible and potential issues due to building construction design and materials used.
A timber and damp Survey is ideal as stand-alone survey where there are preexisting concerns related to damp ingress into a building by various means and where there is a concern for wet and dry rot and insect infestation and rising damp issues. Dampness is covered in the main RICS surveys Level 1, Level 2, and Level 3. Although a standalone Timber and Damp survey will be more suitable where there is thought to be an existing problem, or existing defects and we will typically try and to gain access to under floors and other areas that will not be so easily covered in other surveys.
